A Path to Homeownership That Is Not Credit-Based

The URHS Home Ownership Success Program™ creates a structured path to Homeownership for working households who meet the applicable income requirements but may not fit within a traditional credit-based approval system.

The program is not based on a credit score. URHS does not request, evaluate, approve, deny, or disqualify a Homebuyer based on credit history or credit score. Past credit issues do not prevent a Homebuyer from qualifying for an available home through the program when the applicable income requirements are met.


There is no cost to the Homebuyer for participation in the URHS Home Ownership Success Program™. Education, program orientation, document coordination, annual reviews, and continued program support are provided without charging the Homebuyer a program fee.

Homeownership itself still includes financial responsibilities. Depending on the property and transaction, these may include the agreed payment, insurance, property taxes, utilities, maintenance, repairs, closing expenses, or other clearly disclosed property-related costs. Those responsibilities are explained before the Homebuyer accepts a property or completes the closing.


What Is Required


Homebuyers must provide documentation showing household income and the ability to meet the payment requirements established for an available home. Required documents may include proof of income, identification, household information, and other records necessary to complete the program and property transaction.

The purpose of reviewing this information is to confirm that the applicable income requirements are met. It is not a credit evaluation.

Property availability varies. Meeting the income requirements qualifies a Homebuyer to move through the program, but it does not guarantee the availability of a particular home. Each available property will have its own payment amount, terms, condition, location, and household considerations.


Understanding the Commitment


Before reviewing available homes, the Homebuyer completes a program orientation explaining how the process works and what Homeownership requires.

The orientation covers expected payments, insurance, taxes, utilities, maintenance, property care, documentation, closing, and the responsibilities that continue after the keys are received. The Homebuyer has the opportunity to ask questions and understand the commitment before deciding whether to move forward.


URHS is designed to provide information before obligation. A Homebuyer should not enter an agreement without understanding the home, the payment, the responsibilities, and the long-term commitment involved.


Finding the Right Home


Qualified Homebuyers may review homes made available through participating Property Owners, Investors, and approved program partners.

Available homes are considered according to household needs and the applicable income requirements. Property information, payment expectations, known responsibilities, and available terms are presented so the Homebuyer can make an informed decision.

Urban Roots Home Solutions administers and coordinates the program. URHS does not own, sell, finance, or transfer title to every participating property. The applicable Property Owner or Investor remains responsible for offering the property and establishing the transaction terms.


Becoming the Homeowner


The URHS structure is designed to transfer record title to the Homebuyer while preserving Investor security through a properly recorded mortgage or other attorney-approved security instrument.


Before closing, the Homebuyer reviews the property terms, payment amount, responsibilities, and transaction documents. The appropriate professionals complete the legal documents, title work, insurance requirements, and closing services.

Once closing is complete, the Homebuyer becomes the record Homeowner and begins fulfilling the responsibilities established in the agreement.


Outside Programs and Resources


Holding record title may better position a Homeowner to meet the ownership requirements of certain repair, rehabilitation, grant, utility, and assistance programs.


URHS helps Homeowners identify and connect with resources that may be available. Each outside program has its own income limits, property requirements, geographic restrictions, application process, and approval standards.

Participation in the URHS Home Ownership Success Program™ does not guarantee approval for grants, repair assistance, rehabilitation funding, financing, or any other outside program.


Not qualifying for an outside assistance program does not disqualify a Homebuyer from obtaining a home through the URHS Home Ownership Success Program™ when the applicable income requirements are met.


Support After the Closing


The program does not end when the Homeowner receives the keys.


URHS continues supporting the Homeowner through education, milestone tracking, annual reviews, resource connections, and communication. The purpose is to help the Homeowner remain informed, understand upcoming responsibilities, and address property needs before they become larger problems.

Homeownership is more than acquiring a property. It means accepting responsibility, creating stability, caring for the home, and building a future within the neighborhood.
