The URHS Home Ownership Success Program™ gives Investors and Property Owners a structured way to create Homeownership opportunities without sacrificing reasonable protection for the investment.
The program is built around a straightforward principle: improving the Homebuyer’s opportunity should not require weakening the Investor’s position.
Qualified Homebuyers are connected with available homes through an organized process that includes income verification, Homebuyer education, clearly explained property terms, dependable documentation, professional closing coordination, established payment expectations, and continued support after closing.
The program is not credit-based. URHS does not evaluate or disqualify a Homebuyer based on credit history or credit score. Homebuyers qualify by meeting the applicable income requirements for the available property.
This allows Investors and Property Owners to consider working households whose income supports the required payment but whose credit history may prevent them from qualifying through a traditional credit-based system.
The URHS structure is designed to transfer record title to the Homebuyer while preserving Investor security through a properly recorded mortgage or other attorney-approved security instrument.
The Homebuyer receives the responsibilities and benefits connected with record Homeownership. The Investor retains a recorded security interest establishing the payment obligation and protecting the Investor’s position.
The exact transaction structure, documents, lien position, and closing requirements will depend on the property, existing financing, participating parties, jurisdiction, and professional review. Attorneys, title companies, insurance providers, lenders, and other appropriate professionals complete regulated services when required.
Urban Roots Home Solutions administers and coordinates the program. URHS does not replace the Investor’s attorney, lender, title company, accountant, tax professional, insurance provider, or licensed real estate professional.
Participating Homebuyers complete program orientation before moving forward with an available home.
The Homebuyer receives information about expected payments, property taxes, insurance, utilities, maintenance, repairs, documentation, closing, and the responsibilities that continue after the keys are received.
Property terms and responsibilities are explained before closing so the Homebuyer understands the commitment being accepted. The Investor receives an organized process for documenting the transaction, establishing payment expectations, and identifying the responsibilities of each participant.
The purpose is to reduce confusion, establish accountability, and help both parties enter the transaction with a clear understanding of the agreement.
A dependable payment begins with a Homebuyer who understands the responsibility.
URHS reviews the Homebuyer’s income documentation to confirm whether the applicable income requirements are met. This is not a credit evaluation. Credit history and credit scores are not used to approve or deny the Homebuyer.
Program education is provided to the Homebuyer at no cost. The Homebuyer is introduced to the financial, property, maintenance, and documentation responsibilities connected with Homeownership before reviewing available homes.
The goal is not simply to place an occupant in a property. The goal is to help create an informed Homeowner who understands the agreement, cares for the home, and remains prepared for long-term responsibility.
Available homes may be provided by individual Property Owners, Investors, portfolio owners, seller-financing operators, property-management companies, and approved program partners.
Each property is considered individually. Property condition, existing liens, financing, insurance, title, proposed terms, payment requirements, and other relevant factors must be reviewed before a home can move through the program.
Participation does not require URHS to own or acquire the property. The participating Property Owner or Investor remains responsible for deciding whether to offer the property, establishing acceptable transaction terms, and approving the final agreement.
URHS coordinates the program process, organizes documentation, communicates expectations, tracks milestones, and connects participants with the appropriate professionals.
The program relationship continues after the transaction is completed.
URHS provides continued education, annual reviews, milestone tracking, resource connections, and communication intended to support the Homeowner’s long-term success.
Homeowners may also be connected with repair assistance, rehabilitation programs, grants, utility programs, and other resources that may be available within their community. Each outside program has its own requirements, and eligibility or approval cannot be guaranteed.
Helping Homeowners identify available resources may support property maintenance, housing stability, and the long-term condition of the home. A supported and informed Homeowner can create a stronger outcome for both the household and the Investor.
The URHS Home Ownership Success Program™ is not designed to eliminate Investor protection or transfer unnecessary risk to the Property Owner.
It is designed to align Homebuyer opportunity with Investor security through education, income-based qualification, clear terms, professional documentation, recorded protection, and continued program support.
Better-prepared Homeowners are more likely to understand their obligations, maintain their properties, communicate when problems arise, and remain committed to the long-term success of the home.
